Solar is a roof project wearing an energy costume. Get the roof, the structure, and the panel box right and the panels are the easy part.

The solar pitch usually starts with the panels and the savings math. Start somewhere else: your roof. Panels last 25 years or more, so the surface under them needs to be ready for the same marathon, and the structure needs to carry the load. On older housing stock, that order of operations is the difference between a clean install and an expensive do-over.

Public records show 24.5% of homes predate 1940 and 69.3% predate 1980. That is a housing stock where roof structure, framing, and past reroofs deserve the first look, not the last. A pre-1940 roof may carry generations of layered decisions, and even a mid-century one predates any thought of a rooftop array, which is exactly why the structural check and the roof-age question come before the savings spreadsheet.

Height matters too: 40% of homes have two or more stories. Taller houses mean more staging, more careful snow-shed planning over entries, and slightly costlier installation and maintenance access. None of it is disqualifying, all of it belongs in the quote rather than discovered on install day.

02Roof first, panels second

Three roof questions come before any solar quote. Age: if the shingles have less than 10 years left, reroof first, because removing and reinstalling panels mid-life costs thousands. Orientation and shading: south-facing unshaded planes are the prize, east and west are workable, heavily shaded roofs change the math entirely, and a shading analysis with real instruments beats eyeballing. Structure: older framing was not designed with an array in mind, and a structural check is cheap insurance, sometimes revealing that a section needs sistering before it takes the load. None of this is exotic, it is just sequence.

03Buying, leasing, or a power purchase agreement

Buying, with cash or a loan, costs the most up front and returns the most over time: you own the equipment, the incentives, and every kilowatt hour. Leasing and power purchase agreements put panels on the roof for little or nothing down, but the long-term savings are thinner and the contract follows the house, which can complicate a sale, buyers must assume it or you must buy it out.

The rule of thumb is blunt: if you can finance ownership at a reasonable rate and plan to stay a while, owning usually wins. Third-party arrangements make sense mainly when up-front cash is the binding constraint. Read the escalator clause in any lease or PPA, small annual increases compound over 20 years.

04What happens with snow

Less than you would fear. Panels sit at an angle, run slightly warm when producing, and shed snow faster than the surrounding roof; production in the darkest, snowiest months was already the smallest slice of the annual total, and yearly estimates from any competent installer bake that in. Do not rake panels, you will damage them and possibly yourself. The one real consideration is where the shed snow goes, an array can turn a gentle drift into a concentrated slide over a doorway, so plan panel placement with walkways in mind.

05Batteries and outage backup

A common surprise: standard grid-tied solar shuts off during an outage, by design, to protect line workers. If backup power is part of why you want solar, you want a battery, and you want to be specific about what it backs up. Whole-home backup is expensive; a critical-loads setup covering the refrigerator, heat circulators, well pump, and some lights costs far less and covers most real outages. Batteries also pair well with utility rate structures that reward storing cheap power, but backup is the feature people actually feel.

06The electrical panel question

The panel box is the tollbooth of the project. Solar wants breaker space and enough capacity headroom to accept the array's output, and many older panels, especially 100-amp services, fail that test on the spot. A panel upgrade adds real cost but also unlocks everything else you might electrify later, heat pumps, EV charging, induction. Have the installer assess the panel in the first site visit and put any upgrade in the quote, not in a change order.

07Before you sign anything

Solar rewards buyers who sequence the decision. Every item below is cheaper to resolve before the contract than after it.

  • How the contract handles snow shed, roof leaks near penetrations, and production guarantees

Solar is professional work from the first bracket: roof penetrations, structural attachment, DC wiring, and the grid interconnection are all licensed electrical territory, and the utility will not connect a system without proper permits and inspection. Your DIY contribution is due diligence, an independent roof opinion before signing, reading the contract's escalator and transfer terms, and getting the panel assessment in writing.
