Electrical capacity is quietly becoming the constraint on how houses get used. Here is how panels, old wiring, new circuits, and EV chargers fit together, and why this is the least DIY category in the house.
Houses are being asked to do things their wiring never planned for: heat pumps, induction ranges, EV chargers, home offices running all day. The electrical system is the layer underneath every one of those upgrades, and it is where projects stall when nobody checked capacity first.
The good news is that electrical work is orderly. There is a licensing system, a permit system, and an inspection system, and when you work inside them the results are as safe as anything in the house. The projects below are really one question asked four ways: does your service, panel, and wiring match what you plan to plug in?
01Nearly half of Massachusetts homes were wired before 1960
Massachusetts asks old wiring to do very new work. Statewide, 45.7% of single-family homes predate 1960, built before modern wiring standards existed, and 24.5% predate 1940, squarely in the knob-and-tube era. A house from that time was wired for lamps, a radio, and perhaps a refrigerator. Today the same walls are asked to feed dishwashers, induction ranges, heat pumps, and an EV in the driveway. The gap between what the wiring was designed for and what you plug into it is the real subject of most electrical projects here.
The rest of the stock is younger but far from uniform. With 21.2% of homes built 1940 to 1959, 23.6% built 1960 to 1979, and only 11.0% built 2000 or later, most Massachusetts houses carry at least one earlier generation of electrical thinking, whether that is cloth-insulated cable, two-prong receptacles, or a panel sized for a life without air conditioning. Electrical work in this state is less about fixing what is broken and more about closing a decades-wide gap, one circuit at a time.

A 100 amp service ran a mid-century house comfortably: lights, a range, maybe central air. Add an EV charger and an electric dryer, or swap oil heat for heat pumps, and the arithmetic stops working. A 200 amp upgrade replaces the panel and often the service cable and meter equipment, which is why the utility gets involved and why the cost is moderate rather than light. The drivers are the service entrance condition, whether the feed is overhead or underground, and how much rework the new panel forces. If your panel is a known problem brand from decades past, or you see a fuse box, the upgrade is a safety project first and a capacity project second.
Load-management devices can sometimes defer an upgrade by sharing capacity between big loads. Worth asking your electrician about before assuming you need new service.
03Rewiring older homes and knob-and-tube
In old housing stock, and Massachusetts has some of the oldest in the country, original knob-and-tube wiring still lurks in walls and attics. It was well made for its era, but it is ungrounded, its insulation is now brittle, and it must not be buried in insulation, which puts it in direct conflict with modern air-sealing and insulation work. Many insurers surcharge it or refuse to write policies on it, which is often what forces the decision.
Rewiring a whole house is a major project, but it rarely has to happen all at once. Electricians commonly rewire circuit by circuit, prioritizing kitchens, bathrooms, and anything under insulation, and using an insulation or renovation project as the moment walls are already open. Fishing wire through closed plaster walls is the labor that drives the price.
04Adding circuits and outlets
Power strips are a symptom. If a room lives on extension cords, it needs outlets, and if breakers trip when two appliances run, it needs circuits. Adding a circuit is a light-to-moderate job depending entirely on the path from panel to room: an unfinished basement below makes it easy, a finished ceiling in between makes it art. Modern code will pull other requirements along with the new work, including AFCI or GFCI protection and tamper-resistant outlets, which is a feature, not an upsell.
05EV charger installation at home
A Level 2 charger is basically a big dedicated appliance circuit, commonly 40 to 60 amps. The install itself is straightforward for a licensed electrician; the cost swings on distance from panel to parking spot and whether your panel has the spare capacity, which loops back to the panel question above. Get the panel assessed before buying the charger, not after. Utility and state incentive programs frequently offset part of the cost, and your electrician or utility can tell you what currently applies without you having to decode the programs yourself.
06Do I need a permit for electrical work?
For anything beyond swapping a like-for-like fixture or device, yes, and in Massachusetts electrical permits are pulled by licensed electricians, not homeowners, which settles the DIY question for you. The permit triggers an inspection, the inspection catches mistakes while they are still visible, and the paper trail protects you at sale time and with your insurer. Unpermitted electrical work discovered during a home inspection is a classic deal complication that costs more to unwind than it ever saved.
07What to weigh before the electrician arrives
Electrical work rewards planning more than almost any other trade, because the expensive part is opening walls and upgrading service, not the wire itself. Decide where the house is heading before you decide what to run.
- Start with a panel and service assessment. Everything else, from EV charging to heat pumps, depends on how much capacity comes into the house.
- If the house predates 1940, ask specifically about knob and tube. Insurers and lenders can balk at it, which turns a safety question into a transaction question.
- Open walls once. If a renovation exposes framing, run every circuit you will plausibly want, because the second opening of the same wall costs as much as the first.
- Plan for the electrified future in one load calculation. EV charging, heat pumps, and an induction range each seem manageable alone and can overwhelm a panel together.
- Use licensed electricians and pull permits without exception. Electrical is the one trade where shortcuts show up as insurance and inspection problems, not just repairs.
- Prioritize safety devices in older homes. Grounded receptacles and modern protective breakers in kitchens, baths, and bedrooms deliver the most protection per dollar.
- Do not rewire piecemeal right before selling. If the system is safe and disclosed, a documented assessment often serves the sale better than a half-finished upgrade.
Electrical is the category where DIY appetite should be smallest. Replacing a light fixture or a worn outlet like for like, with the breaker off and a tester in hand, is within reach for a careful homeowner where local rules allow it. 08What it typically costs
Nationally, electrical costs divide into access and capacity. Work in unfinished basements and open walls sits at the bottom of every range, while fishing wire through plaster and repairing finishes afterward pushes whole-house jobs toward the top. Service upgrades swing on what the utility connection and meter setup require. Bundling work into one mobilization, and timing rewiring to coincide with other open-wall renovations, are the most reliable ways to pull the total down.

That single document turns every future project from a guess into a line item. Rewiring is not inherently worth it or not worth it. In a house you will electrify and keep, it is foundational.
