The foundation of a smart home is boring: solid Wi-Fi in every room, wired network runs to the places that matter, and neutral wires in the switch boxes so smart switches have power to run on. If walls are already open for another project, pulling low-voltage cable is cheap insurance. Running it later, through finished walls, is the expensive version of the same job.
Hardwire the devices that stay put, cameras, televisions, access points, and let wireless carry the rest. A house where the network is strong everywhere needs far fewer clever workarounds, and half of all smart-home troubleshooting is really Wi-Fi troubleshooting.
03Lighting, climate, and locks: the automations that stick

05How to avoid vendor lock-in
Lock-in arrives in small purchases: a camera that only records to one company's cloud, blinds that need a proprietary bridge, a subscription that quietly becomes the price of features you already paid for. Each device seems harmless on its own. Together they hand one vendor the keys to your house.
The defense is a rule, not a brand. Buy nothing that stops working if its maker does. Ask three questions first: does it work locally, does it speak an open standard, and can more than one app control it. Two out of three is acceptable. Zero is a future regret.
06Security integration: one system, not two
Automation and security overlap, cameras, locks, motion sensors, leak sensors, and it pays to plan them together rather than as rival systems. Lights that come on when a camera sees motion, a door that arms the system when the last person leaves, a water sensor that closes a valve, these are the automations with real stakes.
Keep one boundary firm: life-safety devices are not hobby gear. Smoke and carbon monoxide detection must meet code on its own, hardwired and interconnected where required, with smart features as a bonus layer, never a substitute. 07What to weigh before you automate
In an older home, every automation decision is secretly an infrastructure decision. Sort the infrastructure first and the gadgets become easy.
- Audit the electrical system before buying anything. Older panels, ungrounded outlets, and missing neutral wires at switches quietly disqualify entire categories of smart devices.
- Choose wireless-first in plaster and wired-first during renovations. Retrofitting cable through horsehair plaster and balloon framing is where budgets go to die; any wall you open for other work should get low-voltage runs while it is open.
- Fix the network before the devices. A house with thick old walls often needs wired access points or mesh nodes before any automation performs as advertised.
- Start with the thermostat and the locks. They deliver the most daily value per dollar and test your home's wiring quirks before you commit to a platform.
- Line-voltage work needs a licensed electrician in Massachusetts, and in old houses that is a feature, not a cost. What they find in the box matters more than the switch you picked.

Swapping switches and dimmers, adding neutral wires, and running any new circuits or in-wall cable through finished spaces is licensed electrician work, both for safety and because Massachusetts, like most states, requires it. Structured wiring during a renovation is worth doing properly with a low-voltage or AV professional, and monitored alarm systems should be commissioned by a licensed security installer.
