Home appliances: choosing, installing, and when to repair vs replace
Appliances are the one renovation purchase people make in an afternoon and live with for fifteen years. A little rigor up front saves you from the two classic failures: the machine that does not fit, and the machine that never should have been bought.
Most appliance regret has nothing to do with the brand. It comes from buying the machine before measuring the space, or from replacing something a modest repair would have kept running for years. Both mistakes are avoidable with an hour of homework.

01Massachusetts homes were not built for this many machines
Here is the mismatch nobody prices in. The postwar homes that make up a big slice of Massachusetts, the 1940s and 50s Capes and Ranches, have a median living area of just 1,404 square feet, the smallest of any era in the state. Homes built since 2000 run a median of 2,424 square feet, and their kitchens and utility rooms were drawn with a dishwasher, a French door refrigerator, a wall oven, and a stacked laundry pair already in mind. Everything older was drawn around a range, an icebox footprint, and maybe a washer in the cellar. The machines arrived later. The rooms did not move.
Space is only half the story. Half of Massachusetts single family homes have 7 or more rooms, according to public records, so the square footage often exists somewhere in the house. What the older stock frequently lacks is the right space in the right place: a kitchen run long enough for a 36 inch refrigerator, a doorway that clears a modern washer, a panel with capacity for an induction range. Measure three things before you shop: the opening (width, height, depth), the path the appliance travels to reach it (doorways, stair turns, tight halls), and the clearance it needs to operate (door swing, ventilation gaps, counter overhang). Refrigerators are the usual casualty. A standard depth fridge in an older kitchen can protrude well past the counters, and many older Massachusetts homes have 30 inch doorways that a 36 inch fridge simply will not pass through without removing its doors.
Match capacity to how you actually live, not to the showroom. Counter depth refrigerators and 24 inch dishwashers exist for a reason, and in a small kitchen the smaller machine that fits cleanly beats the larger one that dominates the room.
03Installation and hookups: gas, water, and electrical
Every appliance is really two purchases: the machine and the connection it needs. Electric ranges and dryers typically need a dedicated 240 volt circuit. Dishwashers and refrigerators with ice makers need a water supply and, for the dishwasher, a proper drain connection with an air gap or high loop. Gas ranges and dryers need a gas line with a shutoff valve at the appliance.
In Massachusetts, gas work must be done by a licensed plumber or gasfitter, and new circuits require a licensed electrician and usually a permit. That is not bureaucracy for its own sake. A leaking gas connection or an overloaded circuit is the kind of failure you get no warning about. Swapping like for like on existing connections is simple. Converting from electric to gas, or moving an appliance across the room, means budgeting for the trades, not just the machine.
04Repair or replace: a simple rule that mostly works
The common shorthand: if the repair costs more than half the price of a comparable new machine and the appliance is past the midpoint of its expected life, replace it. Refrigerators and ranges tend to run long, dishwashers and washing machines shorter. A ten year old dishwasher with a failed pump is usually a replacement. A four year old refrigerator with a bad door seal is a repair.
Two adjustments to the rule. First, diagnosis matters, and a good appliance repair tech can tell you in one visit whether the failure is a cheap part or a dying compressor. Second, if the machine is discontinued and parts are scarce, the math shifts toward replacement even for a young unit.
05Built-in vs freestanding: what you are really paying for
Freestanding appliances slide into a gap, connect to standard hookups, and leave with you if you move. Built-ins (wall ovens, integrated refrigerators, panel ready dishwashers) buy a seamless look at a real premium, and they commit you: replacing one a decade from now means finding a unit that fits the same cutout, or reworking cabinetry.
The real test is your timeline. If you plan to stay and the kitchen is finished to that standard, built-ins can be worth it. If a move or a larger remodel is plausible within a few years, freestanding keeps your options open at a fraction of the cost.
06Venting: the part everyone skips
Range hoods should vent outside whenever the ductwork is feasible. Recirculating hoods filter grease but return moisture and cooking byproducts to the room, which matters more in tight, well insulated homes. Dryer venting is stricter: rigid or semi rigid metal duct, short and straight as possible, never plastic flex duct, and never terminating in an attic or crawlspace. Lint plus heat in a concealed space is a genuine fire hazard, and a long crushed duct is also why clothes take two cycles to dry.
If a vent run is impossible, ventless heat pump dryers are a legitimate option, and they sidestep the duct problem entirely at the cost of longer cycle times.
07What to weigh before the delivery truck shows up
Appliance projects fail on logistics and infrastructure, not on the appliance. Walk through these before you commit to a model, because the cheapest mistake to fix is the one you catch at the measuring tape stage.
- Measure the path, not just the spot: doorways, stair turns, and hallway pinch points in older homes stop more deliveries than the alcove itself.
- Check your electrical panel first. Induction ranges, heat pump dryers, and modern kitchens often need dedicated circuits or a panel upgrade, and that is where the budget really moves.
- Gas to electric swaps usually mean new wiring, and electric to gas means a licensed plumber and a permit. Neither is a same day job.
- Counter depth and cabinet height standards have shifted over the decades, so a new refrigerator or dishwasher may need cabinet surgery to sit flush in an older kitchen.
- Sequence appliances after any kitchen or laundry renovation, never before. Buying the machine first locks in dimensions you may regret.
- For resale, buyers read matching, working, mid tier appliances as move in ready. A single showpiece range in a dated kitchen returns less than you paid for it.
- Skip the upgrade if the kitchen itself is due for renovation within a few years. Run the current machines to failure and put the money in the layout.
Uncrating, leveling, and swapping a freestanding appliance onto existing, matching hookups is reasonable DIY, and so are simple repairs like door seals, fill hoses, and dryer belts if you cut power first. Anything involving gas is not: in Massachusetts, gas connections require a licensed plumber or gasfitter, full stop. New or modified circuits, including the 240 volt runs for ranges and dryers, need a licensed electrician. New water supply lines and dishwasher drain connections are worth a plumber too, because a slow leak behind a dishwasher can quietly rot a floor for months before you see it.
- Measure the delivery path, not just the opening. Fridges get returned over stair turns.
- A new gas appliance on an old flexible connector is a hazard. Replace the connector every time.
- Plastic dryer duct is a fire risk and is not code compliant. Use metal.
- Check the circuit before buying an electric range. Older homes often lack the capacity.
- Keep the repair receipt. It matters for the replace decision next time something fails.
08What it typically costs
Nationally, the appliance itself is the predictable part of the bill and the house is the variable. Installation on existing, code compliant hookups is cheap almost everywhere. Costs climb when the home needs new circuits, a panel upgrade, gas work, venting, or carpentry to make a modern unit fit an older opening, and they climb fastest in homes where the mechanicals have not been touched in decades. Timing matters too: holiday appliance sales are real, and buying the whole package from one supplier usually beats buying piecemeal.
