EV charging at home: what your house can handle
The car is the easy part. The real project is getting your electrical panel, built decades before anyone plugged in a vehicle, to carry the load.
Every electric car comes with a cord that plugs into a normal outlet, and for some drivers that is genuinely enough. But most households that keep an EV end up wanting Level 2 charging, which refills a battery overnight instead of over a weekend. That upgrade is not a car accessory, it is an electrical project, and how big a project depends almost entirely on the age and capacity of your panel.
This is where houses show their era. A panel installed when a home's biggest loads were a range and a dryer was never sized with a car in mind. Sometimes there is headroom to spare. Sometimes a smart load-management device creates headroom cheaply. Sometimes the panel itself needs replacing, and it is better to learn that before you buy the car than after it is sitting in the driveway.
01Old panels, new cars
Public records show 74.8% of homes predate 1986. That is the important number in this project, because those homes got their electrical service in an era when the heaviest thing anyone plugged in was a clothes dryer. The car in the driveway now wants a circuit in that same class, running for hours every night, and the panel has to prove it has the room. For three homes out of four, the honest starting point is a load calculation, not a charger order.
The newer end of the stock tells the other half of the story. Public records show homes built since 2000 run a median 2,424 sf against 1,404 sf for their 1940s-50s counterparts, and with that extra size generally come the attached garages and the larger electrical services that make a Level 2 install routine. The older and smaller the house, the more the project shifts from mounting hardware to upgrading infrastructure, and the more valuable a good electrician becomes.

Level 1 charging uses a standard outlet and adds roughly a few miles of range per hour. If you drive modestly and the car sits at home every night, that trickle genuinely covers a lot of lives, and it costs nothing to set up. Level 2 runs on a 240-volt circuit, the same class of power as an electric dryer, and typically restores a full daily commute in a couple of hours.
The test is simple: if your car reliably starts each morning with the range you need, Level 1 is fine and you can stop reading. If you arrive home low and leave early, or two drivers share one plug, Level 2 stops being optional.
03What your panel can take
Before anything gets mounted on a wall, an electrician runs a load calculation: the panel's total capacity measured against everything already on it, heat, water heater, range, dryer, air conditioning. The result decides everything. Plenty of homes have room for a 40 or 50 amp circuit without drama. Others are already near the line, especially homes that have added heat pumps or electric water heating.
When the panel is tight, you have options short of replacement. Load-management devices can share a circuit with a dryer or pause charging when the house peaks, and many chargers can be set to draw less current. A full panel upgrade is the most expensive path and sometimes the right one, particularly if more electrification is coming anyway.
04The install itself
Cost tracks distance and difficulty. A charger on the wall next to the panel is a short, cheap job. A run from a basement panel to a detached garage, trenched under a driveway, is a different project entirely. Think about where the car actually parks, which side its charge port is on, and whether a future second EV changes the answer. Hardwired installs are tidier and support higher power; a 240-volt outlet with a plug-in charger is more flexible if you move.
05Smart charging and off-peak rates
Most utilities now price electricity lower overnight, and every modern EV or smart charger can be scheduled to charge in that window. This is the rare energy upgrade where the good habit requires no discipline: set the schedule once and the savings run themselves. If your utility offers an EV rate or a managed-charging program, the scheduling features in the charger are what unlock it.
06Renters and condos: harder, not hopeless
If you do not own your parking, charging becomes a negotiation. For renters, the ask is a 240-volt outlet and a way to meter or reimburse the electricity; some landlords say yes when the tenant covers the install. In condos, the questions are who owns the parking area, whose meter feeds it, and what the association's process is. Several states now limit an association's ability to flatly refuse. Get answers in writing before buying hardware, and if home charging truly is not possible, price out nearby public charging honestly before committing to the car.
07What should drive your decision
The right setup depends less on the car than on your panel, your parking, and your mornings. Work through these before spending anything.
- Daily miles: modest commutes can live on Level 1; long ones and two-EV households cannot.
- Panel headroom: the load calculation is the gating fact for everything else.
- Parking reality: owned garage, driveway, street, or shared lot changes the whole project.
- Distance: charger next to the panel is cheap; across the driveway is not.
- What else is coming: heat pumps, induction ranges, and a second EV argue for solving the panel once.
- Rate plans: overnight pricing can meaningfully cut the running cost if the charger can schedule.
- Resale: a clean, permitted Level 2 circuit is becoming an expected feature, not a novelty.
Mounting decisions and charger shopping are yours. The circuit is not. A Level 2 install means new 240-volt wiring, a breaker, and often panel work, all licensed electrical work, and most jurisdictions require a permit and inspection. This is also a load that runs for hours at maximum draw, night after night, which is exactly the duty cycle where amateur wiring fails. Hire a licensed electrician, and prefer one who installs chargers routinely and will pull the permit without being asked.
- Chargers bought before the load calculation. The panel decides what you can install, not the car brochure.
- Cheap 240-volt outlets on charging circuits. Continuous charging demands industrial-grade receptacles; bargain ones melt.
- Quotes that skip the permit. Unpermitted electrical work surfaces at sale and can void insurance claims.
- Detached garages priced sight unseen. Trenching and conduit can cost more than the charger and panel work combined.
- Oversizing. A 60 amp circuit sounds like the future but a 40 amp circuit fully covers most cars and most nights.
08What it typically costs
Three variables set the price: how far the power has to travel, whether your panel has headroom, and local permitting and labor rates. The charger itself is the smallest and most predictable line. If a quote seems high, it is almost always the run or the panel, and it is worth asking whether load management could shrink the job before concluding you need a full service upgrade.
