Ground works: excavation, drainage, trenching, and retaining walls

Everything above ground depends on what happens below it. Grading, drainage, and trenching are unglamorous, and they decide how every other project performs.

Ground works is the collective name for the dirt-moving side of home projects: excavation, grading, drainage, trenching for utilities and septic, and the retaining walls that hold graded land in place. It is the least visible money you will ever spend on a house. It is also some of the highest-leverage, because everything built above ground depends on it.

This kind of work goes wrong quietly. Water routed toward the house instead of away from it, a trench cut through an unmarked line, a wall built with no drainage behind it. This guide covers what each type of work involves, what actually drives the price, and where regulation limits what you may dig, so the below-ground decisions set up everything you build on top.

01Small lots, serious rules

The picture of the sprawling New England yard is mostly a picture. Across every city and town in Massachusetts, the median single-family lot is 0.389 acres, and 32% of lots are under a quarter acre. That changes the math on groundworks. On a small lot there is nowhere to hide spoils, nowhere to stage equipment, and every yard of excavation happens close to the house, the septic line, the neighbor's fence, or all three. Projects that would be routine on two acres become logistics problems on a third of one.

Then there is the water you cannot see from the driveway. That review is not a formality you discover mid-project without consequences. On a meaningful share of the state's lots, the sequence is fixed: understand the land first, then the rules, then the digging. 02What excavation and regrading actually involve

Excavation is priced by three things: how much material moves, how hard the spot is to reach, and where the spoils go. A machine that can drive straight to the work is a different job from one that must be craned over the house or replaced by hand labor in a tight side yard. Trucking soil away can cost as much as digging it.

In much of New England the wildcard is ledge. Solid rock near the surface turns a routine dig into hammering or blasting, and no estimate survives contact with it. If your neighborhood is known for ledge, ask how the contract handles rock before you sign, not after the machine hits it.

03Drainage: the cheapest fix for a wet house

Before you price a sump pump or an interior system, look at where roof and surface water actually goes. The ground should fall away from the foundation on every side, and downspouts should discharge well away from the wall, not at the corner boards. Correcting grade and extending downspouts is light work with an outsized payoff, and it is the first thing a good excavation contractor will check.

When surface fixes are not enough, buried solutions step in: footing drains, French drains that intercept water moving downhill toward the house, and dry wells that give runoff somewhere to go. These are moderate jobs, but still far cheaper than chasing water from inside a finished basement.

04Utility and septic trenching: call before you dig

Every trench starts with the same phone call, the utility-marking service that flags buried gas, power, and water lines. It is free, it is required, and skipping it is how projects become emergencies. Trench depth is not arbitrary either. Water lines must sit below the frost line, which in a cold climate like Massachusetts means several feet down, and buried electrical conduit has its own required depths.

Septic work is its own category. New systems and repairs need soil testing, an engineered design, and health-department signoff, and installation is restricted to licensed installers. If a project comes anywhere near your leach field, have the system located and marked first. Driving equipment over a septic field can crush it.

05Retaining walls: short walls are landscaping, tall walls are engineering

A knee-high garden wall is a weekend landscaping project. A wall holding back several feet of soil is a structure carrying real loads, and most towns require a permit and an engineer's design once a wall passes roughly four feet. Check your local threshold before you build, not after.

What kills retaining walls is almost never the blocks. It is water trapped behind them. Every wall that matters needs drainage: crushed stone backfill, filter fabric, and a perforated pipe that gives water a way out. A leaning wall usually means that step was skipped.

06Wetlands, flood zones, and where you may not dig

Not every square foot of your lot is yours to reshape. Land near wetlands, streams, and ponds typically sits inside a regulated buffer zone, and in Massachusetts digging, filling, or regrading inside that buffer triggers review by the local conservation commission before work can start. Flood zones add their own layer of review, and sometimes limits on how much fill you may add at all.

None of this means a project is dead. It means the sequence changes: find out which overlays touch your lot before you design, not after. A land surveyor can establish exactly where boundaries and buffer lines fall, which is far cheaper than an enforcement order that makes you put the dirt back. A constrained lot is not a bad lot. It either fits what you plan to do with it or it doesn't.

07What to weigh before the digger arrives

Groundworks are the least glamorous money you will spend on a property and some of the most consequential. The mistakes are expensive precisely because they are buried.

Weigh these before you commit
  • Check whether your lot touches a wetland buffer or flood zone before you price anything. If it does, conservation review can add months to the timeline and shapes what is allowed at all.
  • Call for utility marking before any excavation. It is free, it is required, and skipping it is how small projects become emergencies.
  • On small lots, price access explicitly. Machine size, spoil removal, and protection of the neighbor's property can rival the digging itself.
  • Grade away from the house first. Drainage corrections deliver more value per dollar than almost any other site work and often shrink the scope of everything downstream.
  • Sequence groundworks before the projects that depend on them. Trenching after the new patio is installed means paying for the patio twice.
  • Watch for scope creep at the soil line. Ledge, boulders, and high water tables are common in Massachusetts and show up as change orders, so ask how your contract handles rock before signing.
  • If the project only makes sense with a variance or a fight with the conservation commission, reconsider. Land rarely loses arguments with water.

Regrading a few yards of soil, extending downspouts, and building low garden walls are realistic DIY. Anything involving machines near the house, trenches deep enough to collapse, or walls above your local engineering threshold belongs with an excavation contractor. Utility trenching splits by trade: you can often dig the trench yourself, but the connections must be made by a licensed electrician for power and a licensed plumber or gas fitter for water and gas. Septic design and installation are restricted to licensed professionals from start to finish.

  • Any digging that starts before buried utility lines are marked
  • Grading that solves your water problem by sending it to a neighbor, that comes back to you
  • Retaining wall quotes with no mention of drainage or backfill
  • Excavation contracts that are silent on what happens if the machine hits ledge
  • Work near a wet corner of the lot done without checking buffer-zone rules first

Across the country, groundwork pricing is driven less by the digging and more by everything around it: access for equipment, distance to dump spoils, what the soil turns out to be, and whether regulatory review is part of the job. The excavation itself is often the cheapest line on the invoice.
